SPECIAL COMMISSIONER’S SALE OF REAL ESTATE
    Pursuant to and by virtue of a decree of the Circuit Court of the County of Wise, Virginia, made and entered April 27, 2026, in the causes therein pending under the style of Roy Hill v. Julia Craft, CL15-527, and The Ascue Group, LLC vs. Roy Hill, CL16-515, the undersigned, Freddie E. Mullins, Esq., Special Commissioner of the said Court, will offer for sale at PUBLIC AUCTION to the highest bidder, on the terms hereinafter stated, at 7627 Eisenhower Road, Norton, VA on FRIDAY, MAY 29, 2026 at 9:00 a.m., the following described real estate in Wise County, Virginia, being more particularly described as follows: 
Tract 1 – A portion of Tax ID #012090 located at 7627 Eisenhower Road, Norton, VA 24273  and BEGINNING at an existing utility pole on the Northwest side of Eisenhower Road located east of the mobile home situated at 7619 Eisenhower Road, and with said utility pole in a straight line to the edge of the Northwest property line, thence with the northwest property line in a northeastern direction to the property line at the river. Thence with the river edge property line to a point parallel with the edge of Eisenhower Road, and thence with Eisenhower Road to the utility pole BEGINNING, containing the real property described together with an elevated doublewide mobile home.
Tract 2 – A portion of Tax ID #012090 located at 7617 Eisenhower Road, Norton, VA 24273 and 7619 Eisenhower Road, Norton, VA 24273 and BEGINNING at an existing utility pole on the Northwest side of Eisenhower Road located east of the mobile home situated at 7619 Eisenhower Road and with the edge of Eisenhower Road in a southwestern direction to the southwest property line near a point at the edge of a gravel road (running northwest). Thence with the southwest property line and running in the same direction as the gravel drive to the adjoining neighbor property line; thence with the neighboring property line in a northeastern direction to a point in a straight line with the aforementioned utility pole. Thence from that point in a straight line to the utility pole and edge of the aforesaid Eisenhower Road.  This tract contains two mobile home lots that are currently subject to existing lot lease(s). The mobile homes situated on the lots do not convey with the real estate. The sale shall be subject to the existing lot lease(s), reportedly at $125.00 per mobile home per month, which lease(s), if any, are assigned or conveyed as-is, without representation or warranty by the Special Commissioner as to their terms, validity, enforceability, collectability, or duration.
Tract 3 – Tax ID #009978 located at 7616 Eisenhower Road, Norton, VA 24273 and BEGINNING at a point at the edge of Eisenhower Road near a large tree (situated just west of the mobile home located at 7619 Eisenhower Road and just east of a vacant house), thence with the point in Eisenhower Road near the tree and through the tree in a Southwest direction in a straight line to the edge of the property near the River; thence with the river property line in a southwest direction to the edge of the property line with the westernmost neighbor. Thence with that edge of the neighbor's property in a straight line to the property line near the edge of the aforesaid Eisenhower Road. Thence with said property line near the edge of Eisenhower Road in a Northeast direction to the point of BEGINNING, containing the land described and an unoccupied brick house structure. 
Tract 4 – Tax ID #009977 located at 7626 Eisenhower Road, Norton, VA 24273 and 7622 Eisenhower Road, Norton, VA 24273 and BEGINNING at a point at the edge of Eisenhower Road near a large tree (situated just west of the mobile home located at 7619 Eisenhower Road and just east of a vacant house), thence with the point in Eisenhower Road parallel to the aforesaid tree, and with the said Eisenhower Road in a northeastern direction to the property line at the edge of the River. Thence with the property line and running with the river to the point parallel with the aforesaid point at the river edge parallel with the aforesaid large tree; thence with this straight line through the aforesaid tree to the edge of the property in the edge of Eisenhower Road, the BEGINNING, containing two mobile home Lots. This tract contains two mobile home lots that are currently subject to existing lot lease(s). The mobile homes situated on the lots do not convey with the real estate. The sale shall be subject to the existing lot lease(s), reportedly at $125.00 per mobile home per month, which lease(s), if any, are assigned or conveyed as-is, without representation or warranty by the Special Commissioner as to their terms, validity, enforceability, collectability, or duration 
Terms of Sale: 
•  Any purchaser desiring a survey of the property purchased may obtain one at the purchaser’s sole cost and expense. The property will be conveyed by the Special Commissioner based upon the non-survey descriptions set forth herein. The Special Commissioner makes no representation or warranty as to acreage, boundaries, dimensions, access, condition, habitability, environmental condition, or fitness for any particular purpose of the property or any improvements thereon. All property is sold AS IS, WHERE IS, in its present condition, with all faults.
• All sales will be subject to the approval and confirmation of the Court.
• The successful bidder shall deposit ten percent (10%) of the purchase price on the date of sale, with the balance due within thirty (30) days after the Court’s confirmation. The purchaser shall bear all recording costs, recordation taxes, grantor’s tax, title examination fees, and other closing costs. Upon default, the deposit shall be forfeited, and the Special Commissioner may re-offer the property at the defaulting purchaser’s risk and cost. The deed shall be by special warranty, executed by the Special Commissioner solely in his representative capacity and not individually, and subject to all liens, encumbrances, easements, restrictions, rights-of-way, and other matters of record.
