     In execution of that certain Deed of Trust dated April 30, 2018 in the Circuit Court Clerk’s Office of Wise County, Virginia as Instrument Number 201802087, and by virtue of the authority vested in the undersigned Substitute Trustee, by said Deed of Trust, default having been made in the terms of the Note secured by the Deed of Trust, and having been requested to do so by the Holder of the Note, the undersigned Trustee will offer for sale at public auction the following property as described in said Deed of Trust:

    All that certain tract or parcel of land, together with all improvements thereon, located on the waters of Bold Camp Creek in the Roberson Magisterial District of Wise County, Virginia, and being more particularly described as follows, to-wit: 
     BEGINNING at an iron pin in concrete, a corner to Phillip Cantrell and the Thurman Mullins 2.114 acre parcel; thence with the said Mulllins S 46 40 10 E 99.573' to an iron pin, a corner to Thurman Mullins; thence with said Mullins S 29 10 17 W 103.908' to an iron pin; thence with said division line through the Richard Mullins property N 78 07 26 W 105.107' to an iron pin in the line of Phillip Cantrell; thence with said Cantrell N 30 32 18 E 159.558' to the BEGINNING, containing 0.298 acres, more or less.

   BEGINNING at a Railroad Monument in the northern right-of-way of the C&O Railway Company, a corner to Phillip Cantrell; thence two lines with said Cantrell N 56-15-48 E 47.763' to an iron pin; thence N 30-32-18 E 49.442' to an iron pin; thence with a division line through the Richard Mullins property to an iron pin in the line of Thurman Mullins; thence with said Mullins S 29-10-17 W 205.059' to an iron pin in the Northern right-of-way line of the C&O Railway Company; thence three  lines with said right-of-way line N 29-49-00 W 32.474' to an iron pin; thence N 22-20-08 W 51.0' to an iron pin; thence N 29-49-00 W 64.80' to the BEGINNING, containing 0.374 acres, more or less. 
    There is EXCEPTED and RESERVED, nevertheless, all the coal, oil, gas, mining rights and privileges which may have heretofore been sold, conveyed, excepted or reserved by prior deeds of record.

   TIME OF SALE: 10:00 a.m.
   TERMS OF SALE:  CASH.  A deposit of 10% in cash or by check will be required of the successful bidder at the time of the sale and settlement in full shall be made within fourteen (14) days from date of sale at the office of said Trustee. The Trustee may change the terms of sale on the Date of Sale. The successful bidder will also be required to sign a Memorandum of a Foreclosure Sale.
    This is an attempt to collect a debt and any information gathered will be used accordingly.
